Methodology

Sources and methodology

What each column is made of, so you can judge it before quoting it.

Official statistics

  • Population, households and dwellings: INEC Panamá, Censo 2023, by corregimiento. District and province figures are the published totals where INEC publishes them and the sum of corregimientos otherwise.
  • For sale or rent = private dwellings the census found empty and offered for sale or rent, divided by all private dwellings. Unoccupied = every private dwelling with no residents present (for sale or rent, seasonal, under repair, vacant, abandoned or other), divided by all private dwellings.
  • Renters, owners with a mortgage and the basic-services columns are shares of occupied dwellings.
  • Bank credit: Superintendencia de Bancos de Panamá, stock of loans by province in 2026-07, compared with 2025-07.
  • Some districts and corregimientos were created or redrawn after the map boundaries were drawn; they are listed under their census name and marked, without market metrics.

REAL NOW market metrics

  • Sale: median asking price per m² of apartments and houses for sale seen in the last 30 days in the aggregated public offer, with the same outlier bounds as Analytics. List prices, not closed sales.
  • Confidence: solid = 30 or more listings, preliminary = 15 to 29; below 15 nothing is published.
  • Rent and gross yield: REAL NOW rent benchmarks, median monthly rent of homes; gross yield = rent × 12 ÷ sale price of the same cell, published only between 3 and 12 percent. Available by province or department and by municipality or canton.
  • Listings are placed in regions using official boundary names; a label that cannot be placed without ambiguity counts only at the levels it does resolve.
  • Below the top level, market metrics are part of PRO; official statistics stay free.
