Source reliability

Not all sources are equal. Some retire sold properties, others leave them forever. This drastically affects which metrics are reliable. We separate them transparently:

Inventory that moves in real time

Several public sources retire the listing when the property leaves the market. We use them for DOM, stale_pct, absorption, repricing radar, freshness cohort — anything that needs to know what is really active TODAY.

Wide coverage, static snapshot

The widest historical source (over 11,000 listings) does not retire sold properties. Its listings stay forever, so measuring DOM there would give artificially high numbers. We only use it for asking-price snapshot and historical volume.
