Which amenity actually pays
The premium each amenity adds to the asking price per m², measured against comparable properties in the same zone and of the same type.
How this is calculated
Comparing every property with a given amenity against every property without it produces a number that mostly reflects WHERE that amenity tends to exist, not what it is worth. Gyms sit in luxury towers; that is why the uncontrolled comparison credits them with far more than they add.
Straight comparison across the whole country. Shown only as a contrast — some amenities come out negative here, which is a measurement artefact, not a real discount.
The same comparison repeated inside each zone and property type, then the median of those differences. An estimate is published only when it rests on at least 5 such comparisons and 120 properties carrying the amenity.
Asking prices from public sources, sale listings only. This measures what the market asks for, not appraised value or closing prices.
